The Appeal and Popularity of Seamless Epoxy#
Epoxy flooring has become one of the most sought-after architectural finishes across Kenya. From sleek modern residential garages and retail showrooms in Westlands to pharmaceutical laboratories and food processing plants in Thika, epoxy creates a mirror-smooth, seamless, joint-free floor that looks stunning and is exceptionally hygienic.
Unlike tiled floors that have hundreds of dirt-trapping grout lines that stain and chip, seamless epoxy provides an impenetrable monolithic barrier against engine oil, battery acid, chemical spills, and heavy foot traffic.
Why 80% of DIY and Cheap Epoxy Floors Fail#
Despite its extraordinary durability when installed correctly, epoxy has a reputation for high failure rates when installed by inexperienced contractors. Common failures include peeling in sheets under car tyres, circular blisters filled with water, and cloudy patches.
These failures stem from two critical mistakes:
1. Unverified Concrete Moisture. Concrete that looks dry on the surface may contain high capillary moisture drawn up from the ground. If an impermeable epoxy coating is applied over a wet slab, ground water turns into hydrostatic vapor pressure under the afternoon sun, blowing bubbles through the resin.
2. Lack of Mechanical Profiling. Epoxy cannot bond to smooth, trowelled, or dirty concrete. Old-fashioned contractors who simply sweep the floor or wash it with acid leave laitance (a weak layer of cement cream) intact. When car tyres drive over, the epoxy pulls away with the weak concrete layer. The only acceptable preparation method is mechanical diamond grinding.
The Professional Installation Workflow#
A certified epoxy flooring contractor follows a disciplined engineering protocol:
Phase 1: Moisture Testing and Diamond Grinding. The slab is tested with electronic moisture meters (must be below 4%). Heavy planetary diamond grinding machines profile the concrete to a sandpaper-like Concrete Surface Profile (CSP 2 to 3), opening capillaries and removing contaminants.
Phase 2: Crack Chasing and Joint Remediation. Settlement cracks are chased open, vacuumed with industrial HEPA vacuums, and filled with high-strength epoxy repair mortar.
Phase 3: 100% Solids Epoxy Primer Application. A deep-penetrating low-viscosity primer is rolled across the slab. The primer wicks deep into the concrete pores, forming microscopic mechanical anchors.
Phase 4: Basecoat and Broadcast (Optional). For decorative or non-slip applications, coloured vinyl flakes or quartz granules are broadcast into the wet resin.
Phase 5: Self-Levelling Body Coat and Polyurethane Topcoat. Self-levelling epoxy resin is poured and distributed with notched squeegees, followed by spiked-roller rolling to release trapped air bubbles. An optional UV-stable clear polyurethane topcoat provides superior scratch resistance.
