Painting a newly constructed building requires fundamentally different technical knowledge than repainting an older home. Fresh sand-cement plaster and concrete contain high levels of active moisture and free lime (alkalinity) that can chemically burn paint binders and destroy adhesion if coated prematurely. In Kenyan building practice, sand-cement plaster requires at least 21 to 28 days of curing and drying under normal weather conditions before paint application should commence. We verify that surface moisture is below 12% before primer application. Applying paint over green, uncured plaster traps water, leading to efflorescence salts pushing through the paint film and permanent bubbling.
On raw sand-cement plaster, we apply a dedicated alkali-resistant masonry primer that deeply penetrates the mortar and neutralizes free lime. On gypsum plasterboard ceilings, joints are taped, feathered smooth with joint compound, and sealed with a PVA drywall sealer to equalize surface porosity. Surfaces then receive two full body coats of premium architectural acrylic emulsion.
We test plaster moisture, remove mortar snots and construction debris, and ensure plaster is fully cured.

New sand-cement plaster must cure and dry for at least 21 to 28 days under dry, well-ventilated conditions. Plaster that looks dry on the surface may still hold moisture deep inside. Painting too early traps moisture, causing efflorescence salts and paint blistering.
Fresh Portland cement is highly alkaline with a pH above 12. If standard decorative paint is applied directly to raw plaster, the alkaline lime reacts with paint resins in a process called saponification, destroying the paint and causing discolored, sticky patches. An alkali-resistant primer seals in the lime and provides a stable bonding base.
