The Unique Corrosive Environment of the Kenyan Coastline#
The Indian Ocean coastline of Kenya, stretching from Shimoni in the south through Diani, Mombasa, Kilifi, Malindi, to Lamu in the north, represents one of the most punishing environments for architectural coatings anywhere in Africa.
Properties situated within two kilometres of the breaking surf endure onshore trade winds carrying microscopic atomized sea spray. When this saline mist deposits on building facades, water evaporates to leave behind concentrated chloride salt crystals. Because salt is hygroscopic, it constantly draws moisture out of the humid coastal air, keeping masonry damp around the clock and attacking coating bonds.
The Mandatory Fresh-Water Salt Decontamination Protocol#
The single biggest reason why ordinary painting services fail in Mombasa is that fundis scrape a peeling wall and roll new paint directly over the dusty surface.
If you paint over a salt-contaminated wall, osmotic pressure forces moisture through the new paint to dilute the underlying salt crystals, creating fluid-filled blisters that burst and peel within six months.
A certified coastal painting service insists on a mandatory fresh-water washdown. Using clean, potable municipal water (never saline borehole or well water), the entire facade is washed under 1,500 PSI to dissolve and flush out chloride salts from plaster capillaries. The wall must then dry under sunny skies for a minimum of 72 hours before primer is applied.
Substrate Engineering: Coral Rag Masonry and Metal Protection#
Coastal architecture relies heavily on local coral rag stone blocks. Coral is exceptionally porous and acts like a giant sponge, wicking moisture from the ground and ocean air.
Coral masonry must never be sealed with non-breathable oil paints or thick rubberized coatings that trap vapor. It requires deep-penetrating alkali-resistant silicone sealers that consolidate the soft stone while leaving microscopic capillaries open for moisture vapour to breathe outward.
Simultaneously, coastal metalwork (burglar grilles, decorative balustrades, air conditioner brackets) demands marine-grade specifications: abrasive mechanical cleaning to bare steel, two coats of two-pack zinc phosphate epoxy primer, and two coats of aliphatic polyurethane enamel.
