Rising damp occurs when ground moisture wicks up through porous foundation stone and mortar joints due to capillary action, typically because the original Damp Proof Course (DPC) polythene was omitted, punctured, or bridged by external soil.
Oil paints create an impermeable vapor barrier that traps rising moisture behind the film. Trapped water vapor and crystallizing nitrate/chloride salts push the paint away from the plaster, causing dramatic bubbling, peeling, and efflorescence bloom.
1. Strip all salt-contaminated plaster to 1 metre above the highest damp tide mark. 2. Drill mortar joints and inject silane/siloxane DPC barrier cream. 3. Apply two coats of sulfate-resistant cementitious slurry. 4. Re-plaster with salt-retardant sand-cement mortar before decorating.
Rising damp is confined to the lower 1.2 metres of ground-floor walls and displays a horizontal tide mark with white crystalline powder (efflorescence). Condensation appears higher on cold exterior corners, and roof leaks show staining originating from ceiling junctions.
After installing the new DPC and re-plastering, allow the wall to dry naturally (rule of thumb: 1 month per 25mm wall thickness). Once moisture content drops below 12%, apply an alkali-resistant breathable primer followed by emulsion topcoats.
Efflorescence is caused by soluble salts carried by moisture to the surface. Remediation requires: 1. Eliminating water intrusion (repairing DPC or gutters). 2. Wire brushing dry salt crystals (do not wash with water). 3. Applying an anti-efflorescence neutralizing primer. 4. Using breathable acrylic topcoats.
Peeling near the baseboards indicates rising capillary moisture where the damp proof course has failed or been bridged. Trapped moisture degrades the plaster binder and pushes off non-breathable paint films.
Wash the surface with a biocidal fungicidal solution (dilute sodium hypochlorite or quaternary ammonium wash), allow to dry for 24 hours, seal with an anti-microbial primer, and paint with two coats of moisture-resistant vinyl silk with active anti-mould biocides.
No. Re-plastering over an active moisture source simply transfers the dampness and salts into the fresh plaster, causing it to crumble and saponify within 3 to 6 months. Always install a chemical DPC barrier first.
Specify a silicone-fortified exterior weather-shield paint over an alkali-resistant primer. Silicone resins allow trapped masonry moisture vapor to breathe outward while shedding external wind-driven rain droplets.
