The "Expensive Paint Will Save It" Fallacy#
There is a widespread human instinct in construction: when faced with an ugly, stained, cracked wall, we look for a magical product to make it disappear. We go to a high-end paint showroom in Westlands or Karen, ask for the most expensive imported drum on the shelf—costing upwards of KSh 18,000 for 20 litres—and assume that quality in the bucket guarantees quality on the wall.
Six months later, when that luxury paint peels off in huge sheets, the property owner is bewildered. "How could this happen? I bought the top-of-the-range paint!"
Here is the blunt truth every coatings chemist knows: paint is a passive material. It has no brain, no claws, and no magical adhesive powers. If the plaster underneath is dusty, chalky, damp, or crumbling, expensive paint will fail just as catastrophically as the cheapest budget emulsion.
The Irony of High-Solids Premium Paint#
In many circumstances, applying ultra-premium paint over bad preparation actually accelerates failure compared to cheap paint. Why?
Budget paints are low in resin and high in chalk extenders. They produce a weak, porous, breathable film that exerts very little internal stress. They might chalk and fade, but they rarely delaminate in giant sheets.
Premium paints, by contrast, are loaded with high-density pure acrylic polymers. As these polymers coalesce into a tough, impermeable rubber-like film, they contract and generate significant lateral surface tension. If this tension meets a powdery, unprimed plaster substrate, the paint film simply tears the top millimetre of weak plaster right off the wall!
Comparing Two Different Spending Strategies#
Consider two homeowners renovating identical 4-bedroom houses in Kiambu:
- Client A (The Paint Spender): Spends KSh 120,000 on luxury Italian-style imported silk paints, but hires a cheap fundi for KSh 30,000. The fundi sweeps the walls quickly with a dry broom, applies no primer, and slaps the luxury paint on in two days. Total project cost: KSh 150,000. Result: Peeling and bubbling within 8 months. Entire house must be stripped and repainted.
- Client B (The Prep Investor): Spends KSh 65,000 on reliable, locally formulated trade-standard acrylic emulsion and alkali-resistant primer from Sienna Paints Kenya. But spends KSh 85,000 on a professional crew that power-scrapes, rakes and elastomeric-fills all settlement cracks, sands smooth with dustless machines, and seals every pore with primer. Total project cost: KSh 150,000. Result: A flawless, uniform finish that remains pristine for 7+ years.
Smart Value Engineering for Your Home#
If you find your project running over budget, never cut corners on surface preparation. You can always refresh a moderate-grade paint coat with a quick roller pass in five years if you want to update the colour. But if the base preparation was botched, every subsequent coat you ever apply will be built on sand.
