The Chemistry of Fresh Plaster: The Hidden Danger#
When building a new home in Kenya, the final painting stage is one of the most exciting milestones. Handover is imminent, and the building finally transforms into a home. However, rushing to paint newly plastered walls is the number one cause of catastrophic coating failure.
Fresh cement-sand plaster contains vast amounts of water and calcium hydroxide. During the initial curing phase, the surface pH reaches extreme alkaline levels of 12 to 13. If standard acrylic emulsion or oil-based paint is applied directly to this surface, a chemical reaction called saponification occurs: the harsh alkali converts the paint resin into water-soluble soap, destroying adhesion and causing the paint to peel off in sticky sheets.
The Verified 5-Step New Construction Painting Protocol#
To ensure that the paint on your new home lasts for decades without blistering, follow this standard engineering protocol:
Step 1: 28-Day Curing and Moisture Verification. Allow cement plaster to cure for a minimum of 28 days under good ventilation. Use a calibrated pinless moisture meter to confirm that masonry moisture is below 12%.
Step 2: Mechanical De-nibbing and Sanding. Rub down all plastered walls with carborundum stone or coarse 80-grit sandpaper to remove loose plaster sand granules, trowel ridges, and cement splatter.
Step 3: Alkali-Resistant Plaster Primer Application. Apply one full coat of solvent-based or acrylic alkali-resistant primer (such as Apex Plaster Primer, Solai Acrylic Primer, or Crown Plaster Primer). This primer penetrates deep into plaster capillaries, neutralising alkalinity and binding loose surface particles.
Step 4: Skim Coating (Putty Finishing). For ultra-smooth interior walls, apply two thin coats of acrylic wall putty or gypsum skimming paste over the primer. Once dry, sand with 180-grit paper to achieve an immaculate glass-smooth Level 5 finish.
Step 5: Two Topcoats of Specified Emulsion. Apply two full coats of specified interior silk vinyl, matt emulsion, or exterior weatherguard, allowing complete drying between coats.
Coordinating Trades: When Should Painters Enter the Site?#
Painters should always be the last major trade on a new construction site. Tile setters, plumbers, electricians, and carpenters must complete all heavy, dusty work before final topcoats are applied.
First-coat priming and skimming can be carried out while floor tiles are being laid. However, final topcoats should only be rolled after ceiling downlights are wired, doors are hung, and final tile grouting is clean and dry.
