Why Household Bleach Fails on Plaster Walls#
When black mould spots appear in a bedroom corner, behind a heavy wardrobe, or around bathroom ceiling corners, the natural reaction for many Kenyan households is to grab a bottle of laundry bleach and a scrub brush.
While chlorine bleach quickly turns the dark mould patches white, the relief is almost always temporary. Within four to six weeks, especially during the long rains in April or the cold July season, the dark clusters return with greater intensity.
The failure happens because of basic biology and chemistry. Household bleach has high surface tension and cannot penetrate porous cement plaster. The chlorine stays on the surface, while the water component in the bleach soaks into the plaster, nourishing the microscopic fungal roots (hyphae) living deeper inside. You have essentially bleached the visible fungus while watering its roots.
The 4-Step Biocidal Eradication Protocol#
Professional painters and building remediation specialists follow a strict decontamination protocol to ensure mould never returns:
Step 1: Wet Down with Biocidal Solution. Never scrape dry mould. Dry scraping releases millions of microscopic spores into your indoor air, where they trigger asthma attacks and settle onto carpets, curtains, and mattresses. Spray or sponge a registered fungicidal wash (such as quaternary ammonium or benzalkonium chloride solution) across the affected surface and extend 50 centimetres beyond the visible colony.
Step 2: Allow 24-Hour Dwell Time. Let the biocide remain on the wall for at least 24 hours. The chemical needs this contact time to penetrate deep capillaries and destroy both the surface fungus and the dormant root network.
Step 3: Wash Away Dead Biomass. Use a firm scrubbing brush dipped in clean warm water to remove dead mycelium and staining. Rinse the wall thoroughly and allow the substrate to dry completely with maximum natural cross-ventilation.
Step 4: Seal and Topcoat with Anti-Fungal Acrylic. Prime the treated plaster with an alkali-resistant sealer, then apply two coats of high-grade silk or vinyl matt emulsion formulated with in-can and film-preserving fungicides.
Preventing Mould Regrowth in Urban Kenyan Homes#
Even the best anti-fungal paint will struggle if high condensation persists unchecked. In densely built Nairobi estates like Roysambu, Kilimani, or South B, modern apartments often suffer from restricted ventilation.
Keep furniture at least 5 centimetres away from external walls to allow convective airflow. After hot showers, leave bathroom windows open and bathroom doors closed for 20 minutes so steam escapes outside rather than drifting into adjacent bedrooms.
For landlords managing tenant turnover, addressing mould between tenancies by applying dedicated anti-fungal coatings saves money on repeated repainting and protects tenant health.
