Thoroughly rinse wall with fresh potable water to dissolve salt deposits. Saturate affected masonry with broad-spectrum fungicidal wash and allow 24 hours dwell time. Scrape dead biological growth. Repair spalled coral pockets with breathable lime-cement mortar. Regular acrylic paint forms a plastic film on top of the wall. Because coastal coral rag is extremely porous, moisture constantly enters from rain or humidity. Under hot coastal sun, trapped moisture turns to vapor and creates hydrostatic pressure against the impermeable paint film, blistering and peeling it off within 6 to 12 months.
Breathable paints (such as siloxane-modified acrylics or mineral silicate coatings) have micro-porous pore structures. The pore size is small enough to block liquid raindrops from entering from the outside, but large enough to allow internal water vapor to escape safely, preventing blistering.
Caution is essential. Coastal borehole water in Mombasa, Kilifi, and Diani is frequently brackish or saline. Washing walls with saline borehole water introduces fresh sodium chloride salts that will ruin the paint job. Always use fresh, tested potable municipal water for prep washing.
Bleach only whitens the surface temporarily; it does not kill deep mould spores inside porous coral stone. You must apply a professional broad-spectrum fungicidal wash containing quaternary ammonium compounds. After 24 hours, dead spores are scraped off, and the topcoat must feature encapsulated in-can biocides.
Light, reflective earth tones (such as warm off-whites, sandstone, limestone, and muted creams) perform best. Dark pigments absorb severe solar radiation, accelerating film degradation and highlighting salt crust bloom.
